Boise Real Estate Market Update March 2026 – Prices Dip Slightly While Inventory and Buyer Demand Rise

The latest data is in for the Boise area housing market through the end of February 2026, and it’s revealing a few interesting shifts that both buyers and sellers should pay attention to.

While headlines might focus on rising inventory or small price changes, the bigger story is about balance. The Boise market right now appears to be settling into a healthier rhythm where supply and demand are moving together.

Here are the three biggest trends shaping the market so far this year.


Home Prices Are Slightly Down Year-to-Date

So far in 2026, home prices are down about 0.1% year-to-date. In practical terms, that means pricing is essentially flat through the first two months of the year.

That may sound surprising, but it’s also important to remember how the Boise market typically behaves. Historically, most price appreciation happens early in the year.

  • The first 3–5 months of the year tend to generate the majority of annual price gains.
  • Many markets see 80% of their yearly appreciation during this period.

Because of that pattern, the next few months will play a big role in determining where prices end up for the rest of 2026.

Current expectations are that pricing may stay within a relatively tight range, potentially landing somewhere between:

  • Down 2%
  • Up 2%

In other words, the market may remain relatively stable overall.

For buyers wondering whether they should wait for prices to drop further, the answer often comes down to two simple questions:

  • Do you have a good reason to buy right now?
  • Can you comfortably afford the purchase?

If both answers are yes, trying to perfectly time the market is rarely the best strategy.


Inventory Is Rising — But It’s Still Very Low

One of the biggest year-over-year changes is the number of homes available for sale.

At the end of February:

  • 768 homes were listed for sale in the Boise area.
  • At the same time last year, there were 653 homes available.

That represents about a 20% increase in inventory.

At first glance, that might sound like a lot. However, the Boise market is still operating with extremely limited supply.

Right now the market has approximately:

  • 1.5 months of housing supply

To put that into perspective:

  • A balanced market usually has 4–6 months of inventory.
  • At the current pace, if no new homes were listed, the Boise area would run out of homes to sell in about 45 days.

That means even with inventory rising, supply is still far below what’s considered normal.


Buyer Demand Is Also Increasing

The increase in available homes hasn’t slowed buyer activity.

In fact, pending home sales are also rising.

Through the end of February:

  • 516 homes went pending
  • Last year at this time, there were 440 pending sales

This increase shows that buyers are still actively entering the market.

Interestingly, the growth in pending sales closely mirrors the increase in inventory. In simple terms, the additional homes that hit the market are largely being absorbed by buyer demand.

That’s a key reason the Boise market currently feels relatively stable.


Some Price Ranges Favor Buyers — Others Favor Sellers

Even though the overall market looks balanced, conditions can vary significantly depending on price range.

For example:

  • Lower price ranges tend to favor sellers due to strong demand.
  • Mid-range homes may give buyers slightly more negotiating power.
  • Luxury price points can behave very differently depending on supply levels.

Understanding these differences is why market data matters so much when making a buying or selling decision.

Important details like the following can dramatically impact negotiations:

  • Average days on market
  • List price vs. final sales price
  • Seller concessions
  • Absorption rates
  • Months of supply within specific price brackets

Without that data, buyers and sellers may miss opportunities to negotiate more effectively.


What This Means for Buyers and Sellers

Overall, the Boise real estate market currently appears healthy and relatively balanced.

The combination of:

  • Slightly flat pricing
  • Rising inventory
  • Increasing buyer activity

creates a market where both buyers and sellers can find opportunities, depending on the specific property and price range.

For sellers, proper pricing and marketing remain critical.
