Boise Real Estate Market Update July 2026 – Will the Boise Housing Market Crash?

Spend a few minutes scrolling through social media, and you’ll probably find someone predicting that the housing market is about to collapse. Some influencers are even claiming Boise could experience an even bigger crash than 2008.

But does the data support that?

The short answer is no.

When we look at the actual numbers, Boise’s housing market remains fundamentally strong. While no one can predict the future with certainty, today’s market looks nothing like the conditions that led to the Great Recession.

There’s Still Not Enough Inventory

The biggest reason prices remain stable is simple: supply and demand.

Boise currently has just 2.1 months of housing inventory. A balanced market typically has 5 to 6 months of supply, and true buyer’s markets generally require well over 8 months.

Even more notable, inventory is actually lower than it was a year ago. With demand continuing to outpace supply, there’s little evidence of the oversupply needed for a major price collapse.

Most Buyers Are Shopping Under $800,000

Nearly two-thirds of all home sales occur between $400,000 and $800,000.

In these price ranges:

  • Inventory sits between 1.3 and 2.4 months
  • Buyers continue competing for available homes
  • Supply remains well below balanced market levels

This core segment continues to drive Boise’s market.

Sellers Are Still Getting Their Price

Another sign of a healthy market is how close homes are selling to their asking price.

Many sellers are still receiving approximately:

  • 99.5% of the asking price in the $400,000 range
  • 99.2% in the $500,000 to $700,000 range

Homes are also selling in about 38 days, which is far from the slow-moving market you’d expect during a crash.

Distressed Sales Are Nearly Nonexistent

During the 2008 housing crisis, distressed properties such as foreclosures and short sales accounted for 30% to 50% of all transactions.

Today?

Only about 1 out of every 250 sales falls into that category.

Most homeowners have significant equity and locked-in low mortgage rates, meaning very few are being forced to sell.

Boise Continues to Attract New Residents

Boise’s population growth also continues to support housing demand.

Many buyers are relocating from neighboring states, bringing equity with them and increasing competition for available homes.

As long as people continue moving to the Treasure Valley, demand remains strong.

Micron’s Growth Is Fueling the Market

Micron’s continued growth has created thousands of higher-income homeowners and investors throughout the region.

That additional wealth has helped support stronger demand, particularly in higher price ranges where luxury inventory continues to move despite having more supply.

So… Will Boise Crash?

Based on today’s numbers, the answer is no.

Could the market shift? Absolutely. Real estate is always changing.

But today’s market has:

  • Just 2.1 months of inventory
  • Sellers receive roughly 99% of the asking price
  • Very few distressed sales
  • Strong migration into the area
  • Continued local economic growth

Those are not the ingredients of a housing crash.

If you’re waiting for Boise home prices to collapse before buying, the current data suggests that strategy may leave you waiting much longer than expected.
